The City of Bismarck's Assessing Division has informed property owners about a significant increase in real estate valuations for 2025. Notices have been sent to those whose property values have risen by at least 10% and $3,000 compared to the previous year's assessed value, as mandated by the North Dakota Century Code. These notices are not tax estimates but reflect the current market value of properties.
According to state law, all properties must be valued annually based on market conditions. Adjustments are made using sales data from comparable properties in Bismarck from the prior year. Changes may also result from new structures, remodels, additions, or expiration of exemptions.
Bismarck City Assessor Allison Jensen stated, "If you have received a notice and have questions or concerns about your home’s market value in the notice, please call our office and ask questions." She emphasized that potential valuation changes can only be recommended at the April 1 meeting if there has been a review of the property and communication with affected individuals.
Property owners with inquiries should contact the City of Bismarck Assessing Division at 701-355-1630 before April to discuss their valuations or request a review. Those wishing to appeal their valuation can do so at the City of Bismarck Board of Equalization meeting on April 1 at 5:15 p.m., held in the Tom Baker meeting room at City/County Building, 221 N 5th St.
