Bismarck alerts property owners about significant real estate valuation increases

The City of Bismarck's Assessing Division has sent out notices to property owners whose 2025 real estate valuations have increased by 10% or more, and by at least $3,000 from the previous year's assessed value. This action complies with the North Dakota Century Code. It is important to note that these notices are not tax estimates but rather statements reflecting the current market value of properties.

According to the North Dakota Century Code, property valuations must be updated annually based on market values. Adjustments are made using sales data from comparable properties in the city. Changes in valuation can also result from new structures, remodels, additions, or the expiration of exemptions.

Bismarck City Assessor Allison Jensen stated, "If you have received a notice and have questions or concerns about your home’s market value in the notice, please call our office and ask questions." She emphasized that any potential changes to valuations could only be recommended at the April 1 meeting if they have reviewed the property and discussed it with those affected by the increase.

Property owners with inquiries can reach out to the City of Bismarck Assessing Division at 701-355-1630 before April's meeting for questions or to request a review of their property's valuation. Following this review, if property owners wish to contest their valuation, they may appeal to the City of Bismarck Board of Equalization on April 1 at 5:15 p.m., held at City/County Building, 221 N 5th St., in the Tom Baker meeting room.

Should an appeal be denied by Bismarck's Board of Equalization, citizens have another opportunity to appeal with the Burleigh County Board of Equalization on June 2, 2025.
